Spring Garden sits on a steep hillside above St. Croix. Below the surface, just inches down, is Blue Bitch — the hardest bedrock in the territory. On the mainland a foundation dig takes a day. On this site, drilling through Blue Bitch on the side of a mountain took weeks. Progress measured in inches, not feet. But here is what most people do not know about Blue Bitch: a structure anchored into it does not move. When Hurricane Maria hit in 2017 with 235 mile per hour winds, this house stood. When the second Category 5 came, it stood again. The same rock that made the build brutal is the reason the house is still there. Mark has been building into Blue Bitch for 27 years. He knows how to fight it — and how to use it.
Owner June Sennon also asked for two major change orders mid-build. The ground floor, originally closed storage, became a full one-bedroom unit with kitchen, bath, living space, and laundry. The roof design changed entirely — from angled to a concrete flat roof with wooden stairs climbing over 50 feet to the top. Both changes were absorbed without stopping the clock. The house was delivered foundation to finish in five months, on budget.
